<br />thence East along and upon the North line of said Fractional Section, 140.2 feet to the
<br />Northeast corner of said Fractional Section, running thence South upon and along the
<br />East line of said Fractional Section 312.5 feet, running thence West, parallel to the
<br />North line of said Fractional Section, 138.0 feet to a point on the West line of said
<br />Fractional Section, running thence North along and upon the West line of said
<br />Fractional Section 312.5 feet, to the actual point of beginning, subject to one half of the
<br />County Road to the West of the said premises and excepting a certain tract of land as
<br />shown in Report of Appraisers recorded May 7, 1976 in the Register of Deeds Office
<br />as Document No. 76- 002427.
<br />Grantor covenants (jointly and severally, if more than one) with Grantee that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons.
