202505976 <br />The property described in Article II of the Master Deed of each of the Windsor <br />Square Condominium Property Regimes as located in Hall County, Nebraska, has been <br />submitted to the provisions of Sections 76-801 through 76-823, Reissue Revised Statutes <br />of Nebraska, known as the "Condominium Property Act" by the Master Deed recorded <br />simultaneously herewith in the office of the Register of Deeds of Hall County, Nebraska, <br />and which condominium shall hereinafter be referred to as the "Condominium" and is <br />• now governed under the Nebraska Condominium Act Sections 76-825 through 76-894, <br />Reissue Revised, Statutes of Nebraska . Garages shall only be owned by owners of suites. <br />Section 5. Application. <br />All present and future owners, mortgagees, lessees and occupants of <br />condominium suites and their employees, and any other persons who may use the <br />facilities of Windsor Square Condominium in any manner are subject to these Bylaws, <br />the Master Deed and such Rules and Regulations as may be adopted by the Association. <br />The acceptance of a deed or conveyance of the entering into of a lease or the act <br />of occupancy of a condominium suite shall constitute an agreement that these Bylaws, the <br />Rules and Regulations, and the provisions of each Master Deed, as they may be amended <br />from time to time, are accepted, ratified, and will be complied with. <br />ARTICLE II. SUITE OWNERS. <br />Section 1. Annual Association Meetings. <br />The annual meetings of the Association shall be held in the month of April of each <br />year commencing in 2010 on a date determined by the Board of Administrators, but shall <br />not occur on a Saturday, Sunday, or holiday. At such meetings the Board of <br />Administrators shall be elected by ballot of the members in accordance with the <br />requirements of Section 4 of Article III of these Bylaws. T he Board of Administrators <br />shall serve for a term of one year and may be re-elected without limitation. The <br />Association may transact such other business at such meetings as may properly c ne <br />before it. <br />Section 2. Special Members' Meetings. <br />Special meetings of the Association members may be called by the President or <br />Vice President or by a majority of the Board of Administrators and must be called upon <br />receipt of written request from members owning 25% of the Condominium Suites of <br />Windsor Square Condominium, Notice of a special meeting shall state the time and <br />place of such meeting and the purpose thereof. No business, except that stated in the <br />notice, shall be transacted at the special meeting. <br />Section 3. Place of Meetings. <br />2 <br />
