<br />FIRST AMENDMENT TO THE RESTATED BYLAWS OF
<br />ALLENE WINDSOR SQUARE CONDOMINIUM PROPERTY REGIME, "B" WINDSOR
<br />SQUARE CONDOMINIUM PROPERTY REGIME, "C" WINDSOR SQUARE
<br />CONDMINIUM PROPERTY REGIME, "D" WINDSOR SQUARE CONDOMINIUM
<br />REGIME, "E" WINDSOR SQUARE CONDOMINIUM PROPERTY REGIME, AND
<br />WINDSOR SQUARE ASSOCIATION, INC.
<br />This First Amendment to the Restated Bylaws of the above -named entities dated April 5,
<br />2010, are adopted A- t a-2 , 2025 at a meeting of the members of Windsor Square
<br />Condominium, Inc. called for that purpose. Article VI of the Restated Bylaws is amended in its
<br />entirety to provide:
<br />Article VI -Insurance
<br />A. General Common Elements or Common Elements are defined as the Land on which
<br />the buildings stand including all of the surrounding lands within the land owned by
<br />the entities named above, foundations, roofs, and main walls including the exteriors
<br />surfaces of all buildings and garages except for screening, window glass, exterior
<br />doors, and garage doors, exterior water taps, which may be used by the owner's
<br />association for watering and maintenance of common areas and yards and gardens,
<br />drives, walks, parking areas, utility buildings, and all parts of the property and
<br />approvements which are not located within the suites or garages or identified as
<br />Limited Common Elements.
<br />B. For purposes of this Section VI, Limited Common Elements mean such parts of the
<br />Common Elements exclusively serving a single suite or garage or adjoining suites or
<br />garages. The Limited Common Elements include but shall not be limited to the
<br />following:
<br />a. Perimeter doors and windows, including skylights if any which serve
<br />exclusively a single suite or garage (including without limitation any suite,
<br />plate, glass, windows).
<br />b. Garage doors.
<br />c. Any system or component part thereof (including without limitation furnaces,
<br />air conditioning, flues, fittings, ducts, shafts, electrical wiring, and conduits),
<br />which serve a suite or garage exclusively to the extent that such system or
<br />component part is located outside the boundaries of a unit.
<br />d. Any fenced area, balcony, patio, deck, or other exterior feature benefiting one
<br />suite or garage.
<br />C. The Board of Administrators shall obtain and maintain, to the extent obtainable, the
<br />following insurance: fire insurance with extended coverage, vandalism and malicious
<br />mischief endorsements, insuring the exterior of the condominium buildings and
<br />garages and the Common elements, (but not including furniture, furnishings or other
<br />personal property supplied by or installed by owners, or any Common or Limited
<br />Common Elements intended to benefit a single suite or garage or two adjacent suites
