Siemers and Betty J. Siemers, husband and wife, So <br />GRANTORS, in consideration of one DOLLAR and other good and valuable <br />consideration received from GRANTEE, Frederick A. Bosselman, conveys to <br />GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. 76- <br />201): <br />The North Half of the Southwest Quarter (N1 /2SW1 /4) of <br />Section Twenty -three (23), Township Twelve (12) North, <br />Range Ten (10) West of the 6`s P.M., Hall County, <br />Nebraska <br />GRANTORS covenant, jointly and severally, with GRANTEE that GRANTORS: <br />(1) are lawfully seised of such real estate and that it is free from <br />encumbrances, except for easements, covenants and restrictions of record; <br />(2) have legal power and lawful authority to convey the same; <br />(3) warrant and will defend title to the real estate against the lawful claims of <br />all persons. <br />Provided that the execution, delivery and recording of this deed shall not merge <br />GRANTEE'S title with the GRANTEE'S lien under the trust deed recorded in the <br />office of the Register of Deeds of Hall County, Nebraska on June 11, 1997 as <br />Document No. 97- 104564. <br />February <br />Executed Jawjar7 2 , 2004. <br />Robert L.
