<br />This Deed is made by Eric H. Lindquist, Successor Trustee, under the Trust Deed described below, in favor
<br />of Trent Kleier, as a single person, 319 N. 1st Street, Apt. 1, Doniphan, NE 68832, as Grantee.
<br />WHEREAS, Eric H. Lindquist, is the Successor Trustee under a Trust Deed dated May 14, 2009, executed
<br />by Donald E. Short, a married person and Diane C. Short, his wife, as Trustor(s), in which Wells Fargo Bank, N.A.
<br />was named as the Beneficiary, and Wells Fargo Financial Natl Bank as Trustee. The Trust Deed was filed for record
<br />on May 27, 2009, as Instrument No. 0200904107, in the office of the Register of Deeds for Hall County, State of
<br />Nebraska; and
<br />WHEREAS, a breach and default occurred under the terms of the Note and Trust Deed in the particulars set
<br />forth in the Notice of Default in this matter, and GITSIT Solutions, LLC, not in its individual capacity but solely in
<br />its capacity as Separate Trustee of GITSIT Mortgage Loan Trust BBPLC1, the current Beneficiary, elected to declare
<br />the entire unpaid principal balance, together with interest thereon at once immediately due and payable; and
<br />WHEREAS, Eric H. Lindquist was duly appointed by the Beneficiary as Successor Trustee by a Substitution
<br />of Trustee recorded on March 4, 2025, as Instrument No. 202501085 in the office of the Register of Deeds for Hall
<br />County, State of Nebraska; and
<br />WHEREAS, Eric H. Lindquist, as Successor Trustee under the Trust Deed, executed and recorded a Notice
<br />of Default as required by § 76-1006, which was recorded on April 15, 2025, as Instrument No. 202501903; and that
<br />no later than ten days after the Notice of Default was filed for record, the Trustee mailed, by certified mail, a copy of
<br />the Notice of Default to all parties entitled to notice, pursuant to said Trust Deed and in compliance with § 76-1008
<br />R.R.S. Nebraska; and
<br />WHEREAS, that the Trustor failed to cure the default referenced in the Notice of Default within one month
<br />after filing of the Notice of Default; and
<br />WHEREAS, the Successor Trustee, pursuant to the Noticd of Default, and in accordance with the Trust Deed,
<br />did execute his Notice of Trustee's Sale stating that as Successor Trustee, he would sell at public auction to the highest
<br />bidder for cash, in lawful money of the United States of America, the property described, and fixing the time and place
<br />of sale as July 22, 2025, at 10:00 AM of said day, at the lower lobby of the Hall County Courthouse, 111 W. 1st Street,
<br />Grand Island, NE 68801; and
<br />WHEREAS, the Successor Trustee did cause a copy of the Notice of Sale to be published in the Grand Island
<br />Independent, a newspaper having a general circulation in the county in which the property to be sold is situated, once
<br />a week for five consecutive weeks, commencing on June 5, 2025, and ending on July 3, 2025, the last publication
<br />being at least 10 days but not more than 30 days before the date the sale is scheduled; and
<br />WHEREAS, the Successor Trustee did mail the Notice of Sale, no later than 20 days before the date of the
<br />sale, by certified mail, to the Trustor and to each person whose name and address were set forth in a request for notice
<br />filed for record prior to the filing of the Notice of Default; and
<br />WHEREAS, all applicable statutory provisions of the State of Nebraska and all of the provisions of the Trust
<br />Deed have been complied with as to the acts to be performed and the notices to be given; and
<br />WHEREAS, the Successor Trustee did at the time and place of sale by public auction sell, to Grantee, being
<br />the highest bidder, the property described for the sum of $168,000.00 paid in certified funds, or credit bid. Grantor
<br />complied with the requirements of the above -referenced Trust Deed and the requirements of § 76-1001 through § 76-
<br />1018 in the exercise of the sale of the real property described herein at the Trustee's Sale held on July 22, 2025.
<br />NOW THEREFORE, this Deed is made by Eric H. Lindquist, Successor Trustee, under the Trust Deed
