202503608 <br />Mortgagor covenants that she is lawfully seized of the <br />Mortgaged Property, that she has authority to mortgage the same; that <br />she will forever warrant and defend the title to the Mortgaged <br />Property against the lawful claims of all persons. <br />1. DEBT. Mortgagor will punctually pay the principal or <br />all other sums which become due under the Note and this Mortgage. <br />2. DEFAULT. If there be any failure or default in the <br />performance of any of the terms and conditions of this Mortgage or any <br />other agreement securing the Note, or if the Note or any payment or <br />other charge thereof is not paid when due or if there is a failure or <br />default in the performance or payment of any past or present indebted- <br />ness, then all of the remaining debt secured hereby, accrued interest, <br />and all other charges shall become due and payable without further <br />notice at the election of the Mortgagee and,this Mortgage may <br />thereupon be foreclosed immediately. <br />3. MISCELLANEOUS. All of the rights and remedies reserved <br />to the Mortgagee and all of the obligations herein imposed upon the <br />Mortgagor shall be binding upon and be of benefit to the successors <br />and assigns of the Mortgagee. <br />In the event any of the provisions of this Mortgage or the <br />Note shall be held to be invalid, illegal or unenforceable in any <br />respect, such invalidity illegality or unenforceability shall not <br />affect any other provision of this Mortgage, but this Mortgage shall <br />be construed as if such invalid, illegal or unenforceable provision <br />had never been contained herein or in the Note. <br />Time is of the essence regarding all provisions of this <br />Mortgage. <br />4. SATISFACTION. Repayment to Mortgagee of all <br />indebtedness of Mortgagor shall terminate the lien of this mortgage. <br />IN WITNESS WHEREOF, the Mortgagor has executed and delivered <br />this Mortgage the year and day first above written. <br />STATE OF NEBRASKA ) <br />COUNTY OF HALL <br />ss <br />EVELYN P.
