`' 2 <br />NOTICE OF REDEVELOPMENT CONTRACT <br />AND RESTRICTIVE COVENANTS <br />To Whom It May Concern: <br />REFUNDS:CASH <br />r <br />8 ?:\ {{ 55 <br />'�1 f' <br />L' <br />The following described real estate is subject to a Redevelopment Contract entered into <br />pursuant to Section 12 of Article VIII of the Nebraska Constitution and Sections 18-2101 to 18-2157, <br />Revised Statutes of Nebraska, the Redevelopment Contract, dated December 12, 2023, by and <br />between the Community Redevelopment Authority of the City of Grand Island, Nebraska (the <br />"CRA"), and Prataria Ventures, LLC, a Nebraska limited liability company ("Prataria"), as partially <br />assigned by Prataria to STBX GI, LLC, a Nebraska limited liability company ("Redeveloper"), <br />pursuant to that certain Partial Assignment and Assumption of Redevelopment Contract, dated July <br />11, 2024, and amended by that certain Amendment to Redevelopment Contract Amendment No. 1, <br />dated February 5, 2025 (as assigned and amended, the "Redevelopment Contract"). The real estate <br />subject to the Redevelopment Contract is legally described as follows: <br />Lot 9, Prairie Commons Sixth Subdivision in the City of Grand Island, Hall <br />County, Nebraska ("Redevelopment Property"). <br />Pursuant to the Redevelopment Contract, and in conjunction with the Redeveloper's <br />improvements to the Redevelopment Property, the CRA executed a Tax Increment Development <br />Revenue Note ("Redevelopment Note") dated February 5, 2025, with a maturity date of December <br />31, 2041. To ensure the full payment of amounts due pursuant to the Redevelopment Note, <br />Redeveloper, for itself and its successors in interest, assignees, tenants, and any transferee of the <br />Redevelopment Property shall (1) not protest a real estate property valuation on the Redevelopment <br />Property of $1,500,000.00 or less after substantial completion or occupancy of all property within the <br />Return to: <br />Benjamin J.
