AII: 01 <br />i''N(1)1D <br />FEGiS-i-Lii OF DEE. <br />This Deed of Trust (this "Deed of Trust") is made as of the 14th day of March, 2025 (the "Effective Date" by <br />and among TJJT, LLC, a limited liability company incorporated under the laws of the State of Nebraska <br />located at 2324 Stagecoach Rd, Grand Island , NE 68801 ("Lender") and Neil E. Kilchriste and Jessica E. <br />Kilchriste, Husband and Wife, located at 2307 Riverside Dr, Grand Island, NE 68801 (collectively <br />"Borrower"), and TJJT, LLC, a limited liability company incorporated under the laws of the State of Nebraska <br />located at 2324 Stagecoach Rd, Grand Island, NE 68801 ("Trustee"). <br />IN CONSIDERATION OF the sum lent to Borrower by Lender in the amount of $417,000.00 (the <br />"Principal Amount") together with interest of 5.00% on the outstanding balance as evidenced by the Loan <br />Agreement dated March 14, 2025 by and between Lender and Borrower (the "Note"), this Deed of Trust <br />secures to Lender the repayment of the Note, and all renewals, extensions and modifications of the Note, <br />and the performance of Borrower's covenants and agreements under this Deed of Trust and the Note. <br />The Interest Rate will be calculated from the Interest Adjustment Date (see below) and will accrue until <br />the whole of the Principal Amount is paid. <br />The Principal Amount will be repaid on the following terms: <br />a. Monthly Interest Payments beginning April 15, 2025; <br />b. the Interest Adjustment Date is March 14, 2025; and <br />c. the balance, if any, of the Principal Amount and any interest thereon and any other amount owing <br />under this Trust will be due and payable of December 31, 2025 (the "Maturity Date"). <br />FOR THIS PURPOSE, Borrower irrevocably grants and conveys to Trustee, in trust, with power of <br />sale, the following described property located in the County of Hall: <br />Lot Two (2), Block Two (2), Ponderosa Lake Estates Fourth Subdivision, an addition to the City of <br />Grand Island, Hall County, Nebraska., which currently has the address of 221 Ponderosa Dr, Grand Island, <br />NE 68803, together with all the improvements now or hereafter erected on the Property, and all easements, <br />1/10 <br />
