<br />THIS DEED OF TRUST is dated March 31, 2025, among LuRae Properties, LLC , whose address
<br />is 4357 Rodney Cir, Grand Island, NE 68803-1343; A Nebraska Limited Liability Corporation
<br />("Trustor"); Heritage Bank, whose address Is Hastings, PO Box 349, Hastings, NE 68901
<br />(referred to below sometimes as "Lender" and sometimes as "Beneficiary"); and Heritage Bank,
<br />whose address is PO Box 329, Aurora, NE 68818 (referred to below as "Trustee").
<br />CONVEYANCE AND GRANT. For valuable consideration, Trustor conveys to Trustee In trust, WITH POWER OF SALE,
<br />for the beneflt of Lender as Beneflclary, all of Trustor's right, title, and interest in and to the following described real
<br />property, together with all existing or subsequently erected or affixed buildings, improvements and fixtures; all
<br />easements, rights of way, and appurtenances; all water, water rights and ditch rights (including stock in utilities with
<br />ditch or irrigation rights); and all other rights, royalties, and profits relating to the real property, includingwithout
<br />limitation all minerals, oil, gas, geothermal and similar matters, (the "Real Property") located in Hall County,
<br />State of Nebraska:
<br />A tract of and consisting of the Southerly portion of Lot Four (4), Block Thirty-two (32),
<br />Original Town of Grand Island, Hall County, Nebraska, described as follows: Beginning at a
<br />point in the West line One Hundred Three and Six Tenths (103.6) feet Southerly from the
<br />Northwest corner of said Lot Four (4), thence Southerly Twenty-eight and Four Tenths
<br />(28.4) feet to the Southwest corner, thence Easterly Sixty-six (66.0) feet along the South
<br />line to the Southeast corner, thence Northerly Twenty eight and seven Tenths (28.7) feet
<br />along the Easterly line to a point, thence Westerly Sixty-six (66.0) feet to the point of
<br />beginning, being located in the Northeast Quarter of the Northeast Quarter (NEI/4NE1/4) of

<br />Trustor presently assigns to Lender (also known as Beneficiary in this Deed of Trust) all of Trustor's right, title, and
<br />interest in and to all present and future leases of the Property and all Rents from the Property. In addition, Trustor
<br />grants to Lender a Uniform Commercial Code security interest in the Personal Property and Rents.
