Koelzer and Lynette R. Koelzer, husband and wife, Grantors/Transferors, <br />transfer all of our interest in the following described property to Kristopher M. Koelzer and Kirby <br />M. Koch. Said transfer to be effective at the death of the survivor of us. The real estate (as defined <br />in Neb. Rev. Stat. §76-201) in Hall County, Nebraska is described as follows: <br />A tract of land comprising a part of the North Half of the Northeast Quarter (N 1/2 NE 1/4) <br />of Section Thirty Two (32), Township Ten (10) North, Range Eleven (11) West of the 6th P.M., <br />Hall County, Nebraska, said tract being more particularly described as follows: BEGINNING at <br />the Northeast corner of said North Half of the Northeast Quarter (NE 1/2 NE 1/4); thence running <br />on an assumed bearing of S 00°00'00" E on the East line of said North Half of the Northeast <br />Quarter (N 1/2 NE 1/4) for a distance of One Thousand Three Hundred Eighteen and Eight <br />Hundredths (1,318.08) feet to the Southeast corner of said North Half of the Northeast Quarter <br />(NE 1/2 NE 1/4); thence S 89°09'56" W on the South line of said North Half of the Northeast <br />Quarter (NE 1/2 NE 1/4) for One Thousand Six Hundred Sixty Six and Thirty Eight Hundredths <br />(1,666.38) feet; thence N 65°41'36" E for One Thousand Four Hundred Ninety Three and Fifty <br />Five Hundredths feet; thence N 21 °54'00" E for One Hundred Eighty Seven and Sixty Seven <br />Hundredths feet; thence N 00°00'29"E for Five Hundred Forty Nine and Eighty Eight Hundredths <br />(549.88) feet to a point on the North line of said North Half of the Northeast Quarter (NE 1/2 NE <br />1/4); thence N 89°08'03" E on the North line of said North Half of the Northeast Quarter (NE 1/2 <br />NE 1/4) for Two Hundred Thirty Five Feet (235.00) feet to the POINT OF BEGINNING excepting <br />all of White Pine Subdivision, Hall County, Nebraska. <br />We may revoke this deed. When recorded this deed revokes any Transfer on Death deed <br />that we made before signing this deed. <br />Executed: March j , 2025. <br />WARNING: The property transferred remains subject to inheritance taxation in Nebraska to the <br />same extent as if owned by the transferor at death. Failure to timely pay inheritance taxes is <br />subject to interest and penalties as provided by law. <br />WARNING: The designated beneficiary is personally liable, to the extent of the value of the <br />property transferred, to account for medicaid reimbursement to the extent necessary to discharge <br />any such claim remaining after application of the assets of the transferor's estate. The designated <br />beneficiary may also be personally liable, to the extent of the value of the property transferred, <br />for claims against the estate, statutory allowances to the transferor's surviving spouse and <br />children, and the expenses of administration to the extent needed to pay such amounts by the <br />personal representative. <br />
