<br />THIS DEED, made this 21' day of February, 2025, BRETT A. WASINGER, AS TRUSTEE OF
<br />THE J. LARRY FUGATE REVOCABLE TRUST DATED MARCH 25, 2010, Grantor, whose
<br />address is c/o INTAX, P.O. Box 54710, Lexington, Kentucky 40555, conveys the herein
<br />described real estate to TBARE HOLDINGS, LLC, a Kansas limited liability company, Grantee,
<br />whose address is c/o INTAX, P.O. Box 54710, Lexington, Kentucky 40555.
<br />WITNESSETH, that the Grantor, acting pursuant to the powers vested under said Trust and
<br />without consideration, has granted, bargained, sold and conveyed, and by these presents does
<br />grant, bargain, sell, convey, and confirm, unto the Grantee its successors and assigns forever, all
<br />the real property, together with improvements, situate, lying and being in the County of Hall,
<br />State of Nebraska, to wit:

<br />TO HAVE AND TO HOLD such premises, together with the appurtenances and hereditaments
<br />thereunto appertaining, and every part thereof to the said Grantee as above stated, subject to:
<br />easements, restrictions, covenants, or prior recorded conveyance of any interest in and to oil, gas
<br />and minerals therein and thereunder, if any, now of record. Grantor further warrants that said
<br />Trust is in full force and effect, has not been revoked, and this conveyance is within his authority
<br />as trustee.
