202500407 <br />C. Suite owners shall not be prohibited from carrying other insurance for their <br />own benefit. Insurance coverage or furnishings and appliance and other items <br />of personal property belonging to an owner and any loss of use or other <br />coverages available to Suite owner shall be the sole and direct owners thereof, <br />and the Board of Directors and the Association shall have no responsibility <br />thereto. <br />D. Each Suite owner, shall, at all times and when requested, provide the Board of <br />Directors or Designee with a Certificate of Insurance providing that the <br />insurance by required by the Suite owner pursuant to Section 2 herein is in full <br />force and effect and providing that Pinewood Owners Association, Inc., a <br />Nebraska non-profit corporation, is an additional insured and that said insurer <br />issuing the policy shall not cancel or refuse to renew it until sixty (60) days <br />after notice of the proposed cancellation or non -renewal has been mailed to <br />Douglas Bookkeeping Services, 719 W. 3`i Street, Grand Island, Nebraska <br />68801 or at such other address as designated by the Board of Directors. <br />Further, said cancellation notice shall be sent to each Suite owner and each <br />mortgagee or beneficiary under a Deed of Trust to whom a Certificate of <br />Insurance has been issued at their respective last known addresses. <br />E. In the event that any Suite owner fails or refuses to obtain or pay any <br />insurance premium when due and said Association receives a notice of <br />cancellation in reference to the coverage required by Section 2 herein, the <br />premium shall be paid by the Association with association funds and shall <br />become a lien on the interest of the Suite owner in their unit and the Directors <br />may record such lien in the office of the Register of Deeds of Hall County, <br />
