<br />publication being at least 10 days but not more than 30 days before the date the sale is scheduled; and
<br />WHEREAS, the Successor Trustee did mail the Notice of Sale, no later than 20 days before the date of the
<br />sale, by certified mail, to the Trustor and to each person whose name and address were set forth in a request for notice
<br />filed for record prior to the filing of the Notice of Default; and
<br />WHEREAS, all applicable statutory provisions of the State of Nebraska and all of the provisions of the Trust
<br />Deed have been complied with as to the acts to be performed and the notices to be given; and
<br />WHEREAS, the Successor Trustee did at the time and place of sale by public auction sell, to Grantee, being
<br />the highest bidder, the property described for the sum of $143,000.00 paid in certified funds, or credit bid. Grantor
<br />complied with the requirements of the above -referenced Trust Deed and the requirements of § 76-1001 through § 76-
<br />1018 in the exercise of the sale of the real property described herein at the Trustee's Sale held on December 10, 2024.
<br />NOW THEREFORE, this Deed is made by Eric H. Lindquist, Successor Trustee, under the Trust Deed
<br />described above, in favor of Midwest Premier Investments, LLC, 701 Turtle Beach, Marquette, NE 68854, as Grantee
<br />the following real property legally described as follows:
<br />Lot 5, Block 13, Bonnie Brae Addition to the City of Grand Island, Hall County, Nebraska. TAX # 400022923
<br />Purportedly known as 1323 W 4th St, Grand Island, NE 68801 (the undersigned disclaims liability for any error in the
<br />address).
<br />This Deed shall operate to convey to the Grantee, without right of redemption, Grantor's title and all right,
<br />title, interest and claim of the Trustor(s) and their successors in interest and of all persons claiming by, through or
<br />under them, in and to the above -described real property, including all such right, title, interest and claim in and to such
<br />property acquired by the Trustor(s) or their successors in interest subsequent to the executed of the Trust Deed.
<br />This Trustee's Deed is subject to all easements, restrictions, or covenants of record which Grantor is not
<br />entitled to convey pursuant to § 76-1010.
