<br />Richard D. Kirschner, a single person, and Nick J. Lammers and Patricia L.
<br />Lammers, husband and wife, GRANTORS, in consideration of valuable consideration,
<br />convey to L & W Partnership, a Nebraska Partnership, hereinafter referred to as
<br />GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />The Westerly Seventeen (17) Feet of Lot Two (2) and all of Lots Three (3)
<br />and Four (4), in Block Twenty -Six (26), in Original Town of Wood River,
<br />Hall County, Nebraska, subject to easements, restrictions and
<br />reservations of record.
<br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEE that
<br />GRANTORS:
<br />(1) are lawfully seized of such real estate and that it is free from encumbrances;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend title to the real estate against the lawful claims of all
<br />persons.
