<br />UTILITY EASEMENT
<br />PRECISION AG INDUSTRIES, LLC, a Nebraska Limited Liability Company, herein
<br />called the Grantor, in consideration of the sum of One Dollar ($1.00), receipt of which is
<br />hereby acknowledged, hereby grants and conveys unto the
<br />CITY OF GRAND ISLAND, NEBRASKA,
<br />a municipal corporation in Hall County, Nebraska, herein called the Grantee, a permanent
<br />and perpetual easement and right-of-way to survey, construct, inspect, maintain, repair,
<br />replace, relocate, extend, remove, and operate thereon, public utilities and
<br />appurtenances connected therewith, in, upon, above, along, over, across, underneath,
<br />and through a part of the Northwest Quarter of the Northwest Quarter (NW1/4, NW1/4) of
<br />Section Twenty Five (5), Township Ten (10) North, Range Nine (9) West of the 6th PM,
<br />in the City of Grand Island, Hall County, Nebraska, the boundary of the utility easement
<br />and right-of-way tract being more particularly described as follows:
<br />Commencing at a point on the Northwest corner of Section Five (5),
<br />Township Ten (10) North, Range Nine (9) West of the 6th PM, in the City of
<br />Grand Island, Hall County, Nebraska; thence on an assumed bearing of
<br />S88°17'43"E, along the said North line of the Northwest Quarter (NW1/4), a
<br />distance of one thousand three hundred three and eighty-nine hundredths
<br />(1,303.89) feet; thence SO0°38'06"W, a distance of thirty-three (33.0) feet to
