<br />WARRANTY DEED
<br />David G. Dubbs and Patricia A. Dubbs, Husband and Wife, Grantors, in consideration of ONE
<br />DOLLAR (51.00) and other good and valuable consideration, receipt of which is hereby acknowledged,
<br />convey to The State Bank of Cairo, A Nebraska Banking Corporation, Grantee, the following described --
<br />real estate (as defined in Neb. Rev. Stat. §76-201) in Hall County, Nebraska:
<br />The South Half of the Southwest Quarter (S1 /2SW1 /4) of Section One (1 ), Township
<br />Eleven 0 1) North, Range Twelve (12), West of the 6th P.M., Hall County, Nebraska,
<br />excepting therefrom Lot One (1), Dubbs Second Subdivision, Hall County, Nebraska.
<br />This Deed is an absolute conveyance, the Grantors having sold said land to the Grantee for a
<br />fair and adequate consideration, such consideration, in addition to that above recited, being full
<br />satisfaction of all obligations secured by the Deeds of Trust executed by David G. Dubbs and Patricia
<br />A. Dubbs, recorded on March 19, 1992, as Instrument No. 92- 102220; recorded on March 17, 1994,
<br />as Instrument No. 94- 102195; and recorded on October 7, 1998, as Instrument No. 98- 109799 in the
<br />Office of the Register of Deeds of Hall County, Nebraska. Grantor declares that this conveyance is
<br />freely and fairly made.
<br />Grantors covenant with the Grantee that Grantors:
<br />1 . are lawfully seized of such real estate and that it is free from encumbrances except easements,
<br />restrictions, and zoning ordinances of record;
<br />2. have legal power and lawful authority to convey the same;
<br />3. warrant and will defend the title to the real estate against the lawful claims of all persons.
