This Deed of Trust was <br /> recorded October 10, 1996 in the Records of the Register of Deeds of Hall County, Nebraska as <br /> Instrument No. 96-107985. <br /> On or about October 15, 1998, Columbus Federal Savings Bank, Beneficiary, assigned all of its <br /> right, title and beneficial interest in the Deed of Trust to Commercial Federal Mortgage Corporation. <br /> The Assignment was recorded October 28, 1996, in the office of the Register of Deeds of Hall County, <br /> Nebraska, as Instrument No. 96-108428. <br /> Hereinafter the Trustee, Commercial Federal Bank, a Federal Savings Bank, will be referred to <br /> as GRANTOR. <br /> The GRANTOR in consideration of Sixty-Two Thousand Five Hundred Eighty-Nine Dollars <br /> and Seventeen Cents ($62,589.17) and other valuable consideration received from Commercial Federal <br /> Mortgage Corporation, hereinafter GRANTEE, does hereby grant, bargain, sell, convey and confirm <br /> u::t� GRANTEE the f�l�c�✓i^g siescribed rea? pr���e�rty in Hall County, Nebraska: <br /> Lot Six (6), Block One Hundred Thirty (130), Union Pacific Railway Company's <br /> Second Addition to the City of Grand Island, Hall County, Nebraska. <br /> To have and to hold the above-described premises together with all tenements, hereditaments and <br /> appurtenances thereto belonging unto the GRANTEE, and to GRANTEE'S successors and assigns <br /> forever. <br /> GRANTOR does hereby covenant with the GRANTEE and with the GRANTEE'S successors and <br /> assigns: <br /> (1) That Rigoberto Dominguez, a single person, as Trustor, failed to pay the Beneficiary <br /> payments which were contractually due, and the GRANTOR, at the request of the Beneficiary, elected <br /> to declare the entire unpaid principal balance, together with interest thereon, at once immediately due and <br /> payable. <br /> i�} Tha� a IV'oti�c of �)eiiu�t ��-a� r�c:�rcied by G��'�NTOR on Dece:r.ber 9, 1998, as <br /> Instrument No.98-112128, in the records of the Register of Deeds, Hall County, Nebraska. Rev. <br /> Stat. § 76-1008 (Reissue 1996). <br /> (3) That Trustor, Rigoberto Dominguez, a single person, failed to cure the default referenced <br /> in the Notice of Default within 30 days after the recording of the Notice of Default. <br /> (4) That a Notice of Trustee's Sale was executed by GRANTOR on January 18, 1999.
