202402095 <br />EXHIBIT B <br />LEGAL DESCRIPTION OF THE ACCESS EASEMENT AREA <br />A Fifty Five (55) foot wide easement for the purposes of ingress and egress located in a part of the <br />Union Pacific Rail Road right-of-way southeasterly adjacent to Block Forty One (41), Original <br />Town and that portion of vacated `Locust Street', all in the City of Grand Island, Hall County, <br />Nebraska. More particularly described as follows: <br />Beginning at the southeast corner of said vacated `Locust Street', said corner being the same as the <br />southwest corner of Block Forty Two (42), Original Town of Grand Island; thence S 28°26'45" Eon <br />and upon the projected easterly line of vacated `Locust Street' a distance of 55.00 feet; thence S <br />61°36'10" W and parallel to the south line of said Block 41 a distance of 146.00 feet; thence N <br />28°26'45" W a distance of 55.00 feet to a point on the south line of said Block 41; thence N <br />61°36'10" E on and upon the south line of Block 41 a distance of 146.00 feet to the Point of <br />Beginning. Said easement contains 8,031 square feet more or less. <br />
