<br /> FIRST AMENDMENT TO LEASE AGREEMENT
<br /> THIS FIRST AMENDMENT TO LEASE AGREEMENT ("Amendment") is entered into this 10th
<br /> day of August,1998, by and between Big O Development, Inc., a Colorado corporation, having a
<br /> place of business at 12650 E. Briarwood Avenue, Suite 2-D, Englewood, Colorado 80112 (the
<br /> "Landlord") and Reliable Tire, L.L.C., an Arizona limited liability company, Robert A. Baker having an
<br /> address at 17847 N. 75'h Avenue, Glendale,Arizona 85308 and Bryan A. and Angelica M. Hughes having
<br /> an address at 3609 Bronco Road Grand Islan�, Nebraska 68801 and David and Katherine Emmons
<br /> having an address at 3606 E. Bismark Road, Grand Island, Nebraska 68801, hereinafter collectively,
<br /> "Tenant", without regard to number or gender.
<br /> WITNESSETH
<br /> WHEREAS, Landlord and Tenant entered into that certain lease agreement made effective as
<br /> of Septmber 1, 1998 ("Lease"), whereby Landlord demised on to Tenant all that certain real property
<br /> located at 2135 North Diers Avenue, Grand Island, Nebraska 68802, as more particularly described on
<br /> Exhibit A attached to ihe Lease, containing approximately 5,184 square feet of shop and office
<br /> space, together with all other easements, rights and appurtenances stated therein 1"Leased
<br /> Premises"); and
<br /> WHEREAS, Landlord and Tenant wish to amend the Lease:
<br /> NOW THEREFORE, for and in consideration of the mutual promises contained in this
<br /> Amendment, the receipt, adequacy and sufficiency of which is hereby acknowledged, the parties
<br /> hereto, intending to be legally bound, agree as follows:
<br /> 1. Section 2a of the Lease is hereby deleted in its entirety with the following
<br /> substituted in its place: _J
<br /> a. Base Rent. Commencing as of the Commencement Date and throughout the Term of
<br /> this Lease,Tenant, in consideration of the Lease,covenants and agrees to pay Landlord,without
<br /> deduction or offset, as monthly base rent,the following amounts:
