<br />North Half of the North Half of the Southwest Quarter
<br />(N' /2N' /zSW' /4) of Section Twenty -Five (25), Township Ten (10) North,
<br />Range Nine (9) West of the Oh P.M., Hall County, Nebraska, excepting
<br />therefrom a tract of land legally described as follows, to -wit:
<br />Beginning at the northwest corner of said Southwest Quarter (SW' /4);
<br />thence running southerly, along and upon the west line of said Southwest
<br />Quarter (SW' /4), a distance of Six Hundred Twenty Two and Twelve
<br />Hundredths (622.12) feet; thence deflecting left 89 °37'35" and running
<br />easterly, parallel with the north line of said Southwest Quarter (SW` /4), a

<br />distance of Four Hundred Five (405.0) feet to the point of beginning.
<br />GRANTOR covenants with the GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is free from
<br />encumbrances, except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against any acts
<br />of the GRANTOR.
