And also except the following: A tract of land comprising a part of Government Lot 4, in Section 28, Township 9 North, Range 12 West of the 6th P.M., said tract being more particularly described as follows: With a reference to the Northwest Corner of said Section 28: thence running S 00 degrees 14' 00" E on the West line of said Lot 4 for a distance of 1376.00 feet to a point on the Southerly right-of-way line of Interstate Highway #80, said point being the actual POINT OF BEGINNING; thence continuing S 00 degrees 14' 00" E for 44.00 feet to a point on the high bank of the Platte River; thence N 71 degrees 06' 34" E on said high bank of the Platte River for 42.06 feet; then N 27 degrees 49' 48" W for 39.54 feet to a point on said Southerly right-of-way line of Interstate Highway #80; thence S 77 degrees 59' 00" W on said right-of-way line for 22.00 feet to the POINT OF BEGINNING.
