<br /> Rick D. Lange, Trustee under the below described Deed of Trust
<br /> (hereinafter the "Grantor" ) , for good and valuable consideration,
<br /> the receipt of which is hereby acknowledged, does hereby transfer,
<br /> grant, bargain, sell, convey, and confirm unto the United States of
<br /> America, Farm Service Agency, United States Department of
<br /> Agriculture (hereinafter, whether one or more, the "Grantee" ) ,
<br /> grantee' s successors and assigns, the following described real
<br /> estate :
<br /> The West Half of the Northeast Quarter (W;�NEl/,) of Section
<br /> Fourteen (14) , Township Nine (9) North, Range Twelve (12)
<br /> West of the 6th P.M. , Hall County, Nebraska
<br /> subject to any and all (1) real estate taxes, (2) special
<br /> assessments, (3) easements, covenants, and restrictions of record
<br /> which affect this property, and (4) any liens that are superior to
<br /> the lien of The Equitable Life Assurance Society of the United
<br /> States pursuant to that certain Deed of Trust which has .been filed
<br /> of record with the Hall County Register of Deeds on September 12 ,
<br /> 1997, at Instrument No. 97-107517 (the "Real Estate" ) .
<br /> This Trustee' s Deed shall operate to convey from Grantor, as
<br /> Trustee, to Grantee, as purchaser, all of Grantor' s title and all
<br /> right, title, interest and claim of Edwin R. Schmidt and Karen L.
<br /> Schmidt (whether one or more, the "Trustor" ) , Trustor under the
<br /> below described Deed of Trust, and Trustor' s successors in interest
<br /> and all persons claiming by, through or under the Trustor, in and
<br /> to the Real Estate, including but not limited to all such right,
<br /> title, interest and claim in and to the Real Estate acquired by
<br /> said Trustor or Trustor' s successors in interest subsequent to the
<br /> execution of this Trustee' s Deed, all in accordance with Neb. Rev.
<br /> Stat . � 76-1010 (2) .
<br /> In accordance with the provisions of Neb. Rev. Stat . � 76-
<br /> 1010, Grantor recites that :
<br /> l . This Trustee' s Deed relates to that certain Deed of Trust
<br /> by and between Trustor, Rick D. Lange as Trustee, and The Equitable
<br /> Life Assurance Society of the United States as Beneficiary, which
<br /> said Deed of Trust was filed of record with the Hall County
<br /> Register of Deeds on September 12, 1997, at Instrument No. 97-
<br /> 107517 .
<br /> 2 . Notice of Default with respect to the Deed of Trust was
<br /> dated September 14 , 1998, and filed of record with the Hall County
<br /> Register of Deeds on September 15, 1998, at Instrument No. 98-
<br /> 109012 .
<br /> 3 . A true and correct copy of the file-stamped Notice of
<br /> Default was sent by United States certified mail, postage prepaid
<br /> and return receipt requested on September 17, 1998, to each of the
<br /> following:
