This Agreement shall be governed by the provisions of the laws of the state <br /> in which the Premises are located, without regard to principles of conflicts of laws. All notices and <br /> communications to be provided hereunder shall be in writing and shall be sent by certified mail,return receipt <br /> requested, or by recognized overnight delivery service, to the addresses set forth above. This Agreement <br /> shall inure to the benefit of and be binding upon the heirs, successors and assigns of the parties hereto. <br /> Except as expressly set forth herein, the Lease remains unaltered and unmodified and is in full force and <br /> effect in accordance with the terms and provisions thereof. <br /> 7. Termination.
