<br />Township Twelve (12) North, Range Nine (9), West of the 6th P.M., Hall County,
<br />Nebraska, excepting a certain tract described a follows: Beginning at the
<br />Southeast corner of said quarter section thence Northerly a distance of 1299.92
<br />feet along the East line of said quarter section to a point on the property line of the
<br />Grantor; thence Westerly deflecting 90 °00'00" second left, a distance of 170.02
<br />feet along said line; thence Southerly deflecting 90 °04'57" left, a distance of
<br />1299.94 feet to a point on the South line of said quarter section; thence Easterly
<br />deflecting 89 °55'27" left, a distance of 168.15 feet along the South line of said
<br />quarter section to the point of beginning, EXCEPT a tract of land more
<br />particularly described in Deed recorded in Book 76, Page 506 and EXCEPT a
<br />tract of land more particularly described in Deed recorded as Document No. 92-
<br />104433.
<br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEE that
<br />GRANTORS:
<br />(1) are lawfully seized of such real estate and that it is free from encumbrances;
<br />(2) have legal power and lawful authority to convey the same; and
<br />(3) warrant and will defend title to the real estate against the lawful claims of all
<br />persons.
