<br />THAT WHEREAS, in an action found at Case No. CI 22-274 in the District Court of Hall
<br />County, Nebraska, wherein Lakeview Loan Servicing, LLC, is the plaintiff, and Lynn A.
<br />Lilienthal, a single man, Citibank, NA f/kla Citibank South Dakota NA, Ann M. Ott a/k/a Ann M.
<br />Lilienthal, John Doe and Jane Doe, real names and marital status unknown, were the defendants, a
<br />Decree was entered finding that there is due the sum of One Hundred Sixty -Five Thousand Six
<br />Hundred One Dollars and Eighty-five Cents ($165,601.85) plus interest and costs of suit; and
<br />WHEREAS, it was further ordered in said Decree that in default of the payment of
<br />the sum so found due by the defendants that the appointed Master Commissioner should
<br />cause the lands and tenements hereinafter described to be advertised and sold according to
<br />law to pay the same; and
<br />WHEREAS, default in payment having been made therein, Stacie Goding, Master
<br />Commissioner under and by virtue of the said Decree and the Order of Sale to her duly
<br />directed, did on April 27, 2023, inside the front door of the Hall County Courthouse, in the City
<br />of Grand Island, Hall County, Nebraska, to -wit, having first given due and legal notice of the
<br />time and place of said sale by publication once in each week for four consecutive weeks in a
<br />newspaper printed and in general circulation in said County of Hall, sell said premises at
<br />public auction to Vaughn L. Hesselgesser and Vicki L. Hesselgesser, husband and wife as
<br />joint tenants with rights of survivorship, for the sum of One Hundred Fifty -Four Thousand
<br />Four Hundred Ninety-four Dollars ($155,494.00); and
<br />WHEREAS such Master Commissioner's sale was afterward confirmed on May 24,
<br />2023, and the said Stacie Goding, Master Commissioner was ordered to convey said premises
<br />in fee simple title to Vaughn L. Hesselgesser and Vicki L. Hesselgesser, husband and wife as
<br />joint tenants with rights of survivorship.
<br />NOW, THEREFORE, I Stacie Goding, Master Commissioner, in consideration of
<br />the premises and by virtue of the powers vested in me by law and the Decree of said Court,
<br />do hereby give, grant, and convey to Vaughn L. Hesselgesser and Vicki L. Hesselgesser,
<br />husband and wife as joint tenants with rights of survivorship, the premises so as aforesaid
<br />sold, to wit:
