<br />QUIT CLAIM DEED — CORPORATION
<br />NorthWestern Corporation, a Delaware corporation, d/b/a NorthWestern Energy, f/k/a
<br />Northwestern Public Service Company, of 3010 West 69th Street, Sioux Falls, South Dakota 57108
<br />("Grantor"), whether one or more, for and in consideration of one dollar ($1.00) and other good and valuable
<br />consideration, the receipt of which is hereby acknowledged, does hereby remise, convey, release and quitclaim
<br />to Mary Ann Miller, a widow, of 704 South Cherry Street, Grand Island, Nebraska 68801 ("Grantee"), all
<br />interest in the following described real estate (as defined in Neb. Rev. Stat. 76-201) in the County of Hall,
<br />State of Nebraska, to -wit:
<br />A tract of land located in part the East Half of the Northeast Quarter (E1/2 NE1/4) of
<br />Section Twenty-two (22), Township Eleven North (T11N), Range Nine West (R9W)
<br />of the 6th Principal Meridian, City of Grand Island, Hall County, Nebraska, and
<br />more particularly described as follows:
<br />Beginning at a point 1295.1 feet West of the section corner between Sections Fourteen
<br />(14), Fifteen (15), Twenty-two (22) and Twenty-three (23), all in Township Eleven
<br />North (T11N), Range Nine West (R9W) of the 6th Principal Meridian, City of Grand
<br />Island, Hall County, Nebraska; thence 33.2 feet South of the section line between said
<br />Sections 15 and 22 to the Point of Beginning; thence West along a line 33.2 feet South
<br />of and parallel to said section line, a distance of 26.6 feet; thence South 20.3 feet;
<br />thence East 26.6 feet; thence North 20.3 feet to the Point of Beginning. Said tract of
<br />land containing 540 square feet, more or less.
<br />RESERVING UNTO GRANTOR, its successors and assigns, a gas utility easement for the
<br />installation, maintenance and operation of underground natural gas pipelines along with all appurtenance
<br />thereto, together with the right of ingress and egress for the purpose of surveying, constructing, inspecting,
<br />repairing, maintaining, renewing, replacing and removing the property of the Grantor, whether in whole or
<br />in part, at the will of the Grantor.
