<br />KNOW ALL MEN BY THESE PRESENTS THAT, Marlene M. Mader, a single person and Two
<br />Creeks Farm, LLC, a Nebraska Limited Liability Company, Grantor, whether one or more, in
<br />consideration of One Dollar and other valuable consideration, receipt of which is hereby acknowledged,
<br />does hereby grant, bargain, sell, convey and confirm unto Bret A. Mader and Lindsay R. Mader,
<br />husband and wife, as joint tenants with right of survivorship, and not as tenants in common, conveys to

<br />Three Hundred Twenty Two and Thirty Eight Hundredths (1,322.38) feet east of the southwest corner of said
<br />Southwest Quarter (SW1/4), said point also being the southeast corner of Buffett Subdivision, Hall County
<br />Nebraska; thence N00°48'57"E, along and upon the east line of said Buffett Subdivision, a distance of Thirty
<br />Nine and Ninety Two Hundredths (39.92) feet to the southeast corner of said Lot One (1), Buffett
<br />Subdivision; thence N01°10'13"E, along and upon the east line of said Lot One (1), Buffett Subdivision, a
<br />distance of Five Hundred Twenty Seven and Thirty Seven Hundredths (527.37) feet to the northeast corner of
<br />said Lot One (1), Buffett Subdivision; thence N66°52'44"W, along and upon the north line of said Lot One

<br />and Six Tenths (1,025.60) feet; thence S00°09'07"W, perpendicular to the south line of said Southwest
<br />Quarter (SW1/4), a distance of Seven Hundred Ninety Nine and Ninety Two Hundredths (799.92) feet to a
<br />point on the south line of said Southwest Quarter (SW1/4); thence N89°50'53"W, along and upon the south
<br />line of said Southwest Quarter (SW1/4), a distance of Nine Hundred Thirty Eight and Fourteen Hundredths
<br />(938.14) feet to the point of beginning.
<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the grantees and to their assigns, or to the heirs and assigns of the
<br />survivor of them forever.
<br />And the grantor does hereby covenant with the grantees and with their assigns and with the heirs and
<br />assigns of the survivor of them that grantor is lawfully seized of said premises; that they are free from
<br />encumbrance except covenants, easements and restrictions of record; all regular taxes and special
<br />assessments, except those levied or assessed subsequent to date hereof; that grantor has good right
<br />and lawful authority to convey the same; and that grantor warrants and will defend the title to said
<br />premises against the lawful claims of all persons whomsoever.
<br />It is the intention of all parties hereto that in the event of the death of either of the grantees, the entire
<br />fee simple title to the real estate shall vest in the surviving grantee.
