Stat. § 76-201): <br />See Exhibit A attached hereto and incorporated herein by reference. <br />Grantor covenants with Grantee that Grantor: <br />(1) is lawfully seised of such real estate and that it is free from encumbrances, <br />except for easements and restrictions of record, and except for: (a) one or more <br />deeds of trust of record in which Heritage Bank is named as the beneficiary; <br />and (ii) Deed of Trust dated April 1, 2021 in which Rick N. Foxworthy and <br />Karen L.
