<br />VADARON INVESTMENTS, INC., A Corporation organized and
<br />existing under and by virtue of the laws of the State of Nebraska,
<br />for and in consideration of FIVE HUNDRED EIGHTY -NINE THOUSAND THREE
<br />HUNDRED TWENTY -FIVE DOLLARS ($589,325.00), receipt of which is
<br />hereby acknowledged, does hereby convey to RSI, INC., A Nebraska
<br />Corporation, Grantee, the following described real estate in Hall
<br />County, Nebraska:
<br />Lots One (1) , Two (2) , Three (3), Four (4), Five (5) , the East
<br />Half (El /2) of Seven (7), All of Lots Eight (8) , Nine (9) and
<br />Ten (10) , in Block Eleven (11) , Baker's Addition, to the City
<br />of Grand Island, Hall County, Nebraska, and that portion of
<br />the vacated alley in Block Eleven (11) , Baker's Addition,
<br />abutting said above - described lots,
<br />together with all tenements, hereditaments, and appurtenances to
<br />the same belonging, and all the estate, title, interest, claim or
<br />demand whatsoever of said Grantor, of, in or to the same, or any
<br />part thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantee that Grantor:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrances except as stated herein;
<br />(2) has good right and lawful authority to sell the same;
<br />(3) warrants and will defend the title to the real estate
<br />against the lawful claims of all persons.
<br />IN WITNESS WHEREOF, VADARON INVESTMENTS, INC. has caused these
<br />presents to be signed by its President this 2nd day of January,
