<br />Bel -Air Addition to the City of Grand Island, Nebraska; thence
<br />Westerly along and upon the South line of said Bel -Air Addition, a
<br />distance of 175 feet; thence running Southerly and parallel to the
<br />East line of said Section 20, a distance of 141.49 feet to the actual
<br />place of beginning; thence running Westerly a distance of 130 feet
<br />to a point 138.88 feet South of the South line of said Bel -Air
<br />Addition; thence running Southerly and parallel to the East line of
<br />said Section 20, a distance of 75 feet; thence running Easterly a
<br />distance of 130 feet to a point 216.49 feet South of the South line
<br />of said Bel -Air Addition, and thence running Northerly and parallel
<br />to the East line of said Section 20, a distance of 75 feet to the
<br />place of beginning.
<br />Grantor covenants with the Grantees that Grantor:
<br />1. Is lawfully seized of such real estate and that it is free from
<br />encumbrances except easements, covenants, and restrictions of record;
<br />2. has legal power and lawful authority to convey the same; and
<br />3. warrants and will defend the title to the real estate against the
<br />lawful claims of all persons.
