<br />EPGI, L.L.C., a Nebraska Limited Liability Company, GRANTOR, pursuant to the terms
<br />and conditions of a certain Exchange Agreement between Grantor and Grantee dated May 26,
<br />2023, conveys to GRANTEE, KEYSTONE SUNNYBROOKE, L.L.C. a Nebraska Limited
<br />Liability Company, the following -described real estate (as defined in Neb. Rev. Stat. 76-201)
<br />situated in Hall County, Nebraska:

<br />Grand Island, Hall County, Nebraska.
<br />Parcel 2: Lots One (1) and Two (2), Stewart Place Second Subdivision in the City
<br />of Grand Island, Hall County, Nebraska.
<br />Parcel 3: Lots One (1), Two (2), Three (3), Four (4), Five (5), Six (6), Seven (7),
<br />Eight (8), Nine (9), Ten (10), Eleven (11), Twelve (12), Thirteen (13), Fourteen
<br />(14), Fifteen (15), Sixteen (16), Seventeen (17), Eighteen (18), Nineteen (19),
<br />Twenty (20), Twenty -One (21), and Outlot "A" and "B", Stewart Place Fourth
<br />Subdivision in the City of Grand Island, Hall County, Nebraska.
<br />GRANTOR covenants with GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate subject to liens and encumbrances of record;
<br />(2) has legal power and lawful authority to convey the same; and
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons claiming the same or any part thereof through, by or under Grantor.
