Escrow File No.: 2311980 <br />EXHIBIT "A" <br />202303325 <br />A tract of land comprising a part of the West Half of the Southwest Quarter (W1/2SW1/4) <br />of Section Eleven (11), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., <br />in the City of Grand Island, Hall County, Nebraska, and more particularly described as <br />follows: <br />First to ascertain the point of beginning, start at the northeast corner of said West Half of <br />the Southwest Quarter (W1/2SW1/4); thence running westerly, along and upon the north <br />line of the West Half of the Southwest Quarter (W1/2SW1/4) a distance of Five Hundred <br />Nine and Seventy Two Hundredths (509.72) feet; thence deflecting left 95°58'49" and <br />running southerly, a distance of Thirty Nine and Ninety Eight Hundredths (39.98) feet to <br />the actual point of beginning, said point also being on the southerly right of way line of 7th <br />Street; thence continuing southerly, along and upon the previously described course, a <br />distance of Two Hundred Ninety One and Ninety Six Hundredths (291.96) feet to a point on <br />the north line of Lot Two (2), Schmader Second Subdivision, said point being Four <br />Hundred Eighty and Forty Four Hundredths (480.44) feet west of the northeast corner of <br />said Lot Two (2), Schmader Second Subdivision; thence deflecting right 96°04'03" and <br />running westerly, along and upon the north line of said Lot Two (2), Schmader Second <br />Subdivision, a distance of One Hundred Nine and Sixty Six Hundredths (109.66) feet to the <br />southeast corner of Lot Two (2), Sanitarian Subdivision; thence deflecting right 83° 53'18" <br />and running northerly, along and upon the east line of said Lot Two (2), Sanitarian <br />Subdivision, a distance of Two Hundred Ninety One and Sixty Three Hundredths (291.63) <br />feet to the northeast corner of said Lot Two (2), Sanitarian Subdivision, said point also <br />being the southerly right of way of 7th Street; thence deflecting right 95°54'55" and <br />running easterly, along and upon the southerly right of way line of 7th Street, a distance of <br />One Hundred Nine and Seventy Six Hundredths (109.76) feet to the Actual Point of <br />Beginning. <br />
