<br />COBALT AUTO STORES, L. L. C., a Nebraska Limited Liability Company,
<br />GRANTOR, in consideration of Ten Dollars ($10.00) and other valuable
<br />consideration received from GRANTEE, RICHARD J. COENEN, conveys to
<br />GRANTEE the following real estate (as defined in Neb. Rev. $tat. Sec. 76 -201):
<br />An undivided one -half (1/2) interest in and to:
<br />Lot 2, Fonner Fourth Subdivision in the City of Grand Island, Hall
<br />County, Nebraska; together with non - exclusive easement rights
<br />contained in Declaration of Easement dated August 1.2, 1998, filed
<br />August 31, 1998 as Instrument No. 98- 108530, Hall County records
<br />GRANTOR covenants with Grantee that GRANTOR:
<br />L is lawfully seised of such real estate and that it is free from encumbrance except
<br />easements, covenants, and restrictions of record and all unpaid taxes and special
<br />assessments;
<br />2. has legal power and authority to convey the same;
<br />3. warrants and will defend title to the real estate against the lawful claims of all
<br />persons.
<br />4. further covenants with Grantee that the undersigned are duly elected members
<br />and Managers of COBALT AUTO STORES, L. L. C., a Nebraska Limited
<br />Liability Company, and that this instrument has been executed in accordance
<br />with the operating agreement of said Limited Liability Company
<br />Executed October / 1 2001.
