EAKES AND SANDRA K. EAKES, husband and wife, each <br />in his and her own right and as spouse of the other, herein <br />called the Grantors, for and in consideration of the sum of ONE <br />a <br />DOLLAR ($1.00) AND SEVERANCE OF JOINT TENANCY, received from <br />Grantee, do hereby grant, bargain, sell, convey and confirm unto <br />SANDRA K. And we hereby covenant with the said Grantee <br />and with Grantee's heirs and assigns, that we are lawfully seized <br />of said premises, that they are free from encumbrance, except for <br />easements, restrictions of record, mortgages and deeds of trust, <br />and that we have good right and lawful authority to sell the <br />same; and we hereby covenant to warrant and defend the title to <br />said premises against the lawf,_.1 claims of all persons <br />whomsoever.
