202302923 <br />NOW THEREFORE, Grantor and Grantee make the following respective conveyances, <br />grants, assignments, reservations, restrictions, covenants, exceptions, notifications, conditions, and <br />agreements hereinafter set forth. <br />I. CONVEYANCE <br />Grantor, for and in consideration of: (1) good and valuable consideration in the sum of one <br />Dollar ($1.00); the receipt of which is hereby acknowledged by Grantor; and, (2) the specific <br />agreements hereinafter made by Grantee, for himself and his successors and assigns, to abide <br />by and take subject to all reservations, restrictions, covenants, exceptions, notifications, <br />conditions and agreements hereinafter set forth in this Special Warranty Deed, does hereby <br />convey, remise, and releases to the Grantee, his successors and assigns, under and subject to <br />the reservations, restrictions, covenants, exceptions, notifications, conditions and agreements <br />hereinafter set forth, all right, title and interest, in and to the following described property <br />situate, lying, and being in Hall County, State of Nebraska: <br />A tract of land located in the Southeast Quarter (SE1/4) of Section Seventeen (17), <br />Township Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall County, <br />Nebraska, being more particularly described as follows: <br />Commencing at the Southeast corner of said Section 17; thence N00°05'36"E <br />(assumed bearing) on the East line of said Southeast Quarter (SE1/4) a distance of <br />Seven Hundred and Thirty -Five and Zero Hundredths (735.00) feet to the point of <br />beginning; thence continuing on said East line N00°05'36"E a distance of One <br />Hundred and Seventy -Four and Five Hundredths (174.05) feet; thence <br />S89°31 '36"W parallel with the South line of said Southeast Quarter (SE1/4) a <br />distance of One Thousand Seven Hundred and Forty -One and Sixty -Nine <br />Hundredths (1741.69) feet; thence S00°01'25"E a distance of Eight Hundred and <br />twenty feet and Seventeen Hundredths (820.17) feet; thence S45°00'00"E a <br />distance of Thirty one feet and Seventy Hundredths (31.70) feet; thence <br />S00°01'25"E a distance of Sixty -Six and Twenty -Five Hundredths (66.25) feet to <br />the South line of said Southeast Quarter (SE1/4); thence N89°31'36"E on said <br />South line a distance of One Thousand One Hundred and Seventeen and Forty - <br />Three Hundredths (1117.43) feet to the Southwest corner of Deed Instrument <br />Number 201900606; thence N00°05'36"E on the West line of said Deed Instrument <br />Number 201900606 a distance of Seven Hundred and Thirty -Five and Seven <br />Hundredths (735.07) feet to a 5/8" rebar with LS -672 cap; thence N89°32'00"E on <br />the North line of said Deed Instrument Number 201900606 a distance of Six <br />Hundred and Zero Hundredths (600.00) feet to the point of beginning; containing <br />Twenty -Six and Sixteen Hundredths (26.16) acres more or less, of which One and <br />Forty -Eight Hundredths (1.48) acres is currently being occupied as public road right <br />of way and is also subject to any easements or right of way of record. <br />
