Rauert and Berniece Luthy, conveys to each Grantee an <br />undivided one -half interest in the following described real estate <br />(as defined in Neb. Rev. Stat. 76 -201): <br />North Half of the Northwest Quarter (Nib NW1/,) of Section <br />Twenty -One (21), Township Twelve (12) North, Range Ten <br />(10) West of the 6th P.M. in Hall County, Nebraska; <br />and <br />North Half of the Northwest Quarter (Nib NW1 /,), the <br />Southeast Quarter of the Northwest Quarter (SE1 /, NWl /,) and <br />the East Half of the Southwest Quarter (E% SW1 /,), all in <br />Section Twenty -Eight (28), Township Twelve (12) North, <br />Range Ten (10) West of the 6th P.M. in Hall County, <br />Nebraska. <br />Reserving and accepting therefrom, however, unto Grantor <br />the full use, control, income and possession of the <br />property for and during his natural life. <br />Grantor covenants with Grantees that Grantor: <br />(1) is lawfully seised of such real estate and that it is <br />free from encumbrances, except easements and restrictions of <br />record; <br />(2) has legal power and lawful authority to convey the same; <br />(3) warrants and will defend title to the real estate against <br />the lawful claims of all persons. <br />Executed: October J', 2001. <br />Fred E.
