STAT. § 76-201) situated in Hall County, Nebraska: <br />A tract of land being part of the Northwest Quarter of the Southwest Quarter <br />(NW 1 /4 S W 1 /4) and part of the Southwest Quarter of the Southwest Quarter <br />(SW1/4 SW1/4) of Section Fourteen (14), Township Twelve (12) North, Range <br />Twelve (12) West of the 6th P.M., Hall County, Nebraska, being more particularly <br />described as follow: <br />BEGINNING at the Northwest corner of the Southwest Quarter of the Southwest <br />Quarter of said Section 14 and assuming the West line of said Southwest Quarter <br />as bearing S 00°17'40" W and all bearings contained herein are relative thereto; <br />thence S 00°17'40" W on the West line of said Southwest Quarter a distance of <br />448.83 feet; thence S 88°57'15" E a distance of 971.96 feet; thence N 01°52'05" E <br />a distance of 1097.93 feet; thence N 87°48'12" W a distance of 506.16 feet; thence <br />S 25°09'09" W a distance of 690.51 feet; thence N 84°36'10" W a distance of 206.71 <br />feet to the West line of said Southwest Quarter; thence S 00°17'27" W on said West <br />line a distance of 44.60 feet to the Point of Beginning. <br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEES that <br />GRANTORS: <br />(1) are lawfully seised of such real estate and that it is free from encumbrances, <br />except easements, reservations, covenants and restrictions of record; <br />(2) have legal power and lawful authority to convey the same; and <br />(3) warrant and will defend title to the real estate against the lawful claims of all <br />persons. <br />Executed la / y , 2023. <br />Kristine K.
