<br />TRUSTEE'S DEED
<br />This instrument, made this )541' day of March, 2023, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called
<br />"Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded on
<br />August 30, 2019 as Instrument No. 201905327 in the Office of the Register of Deeds of Hall
<br />County, Nebraska, and Shane A. Arends and Lisa A. Arends, a married couple, as joint
<br />tenants with rights of survivorship, hereinafter called "Grantee".
<br />WHEREAS, on December 20, 2022, Grantor executed a Notice of Default pursuant to
<br />which notice was given to Cassie J. Hennings, a single person, Trustor under that certain Deed
<br />of Trust recorded on August 30, 2019 as Instrument No. 201905327 in the Office of the Register
<br />of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />Lot One (1), Block Nineteen (19), in Charles Wasmer's Addition to the City
<br />of Grand Island, Hall County, Nebraska,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and
<br />setting forth the nature of such breach and of his election to sell or cause to be sold such property
<br />to satisfy the obligation. Said Notice of Default was filed for record in the Office of the Register
<br />of Deeds of Hall County, Nebraska, on December 20, 2022, as Instrument No. 202208709.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br />Subsequent thereto, beginning on February 2, 2023, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br />stating that the described property would be sold at public auction to the highest bidder for cash
<br />or certified or cashier's check, at the lower level lobby of the Hall County Courthouse, 1st &
<br />Locust Street, Grand Island, Hall County, Nebraska at 10:00 A.M. on March 14, 2023.
<br />Publication of such notice was made for five consecutive weeks on February 2, 2023, February
<br />9, 2023, February 16, 2023, February 23, 2023 and March 2, 2023, the last publication being at
<br />least ten (10) days but not more than thirty (30) days prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br />§76-1008.
<br />Pursuant to said Notice of Trustee's Sale, Zachary Butz, attorney for Grantor did at the
<br />time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $170,000.00, it being the highest bidder
<br />therefor.
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $170,000.00
<br />so bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
<br />successors and assigns forever, all the estate, right, title and interest of which the said Cassie J.
<br />Hennings, a single person, and her successors in interest, were seized or possessed at the time
