<br />Nebraska, GRANTOR, conveys to GRANTEE DONNA J. CROSSER a life estate for her
<br />lifetime, and the remainder interest to GRANTEE DAVID W. CROSSER, the following-
<br />described real estate as defined in Neb. Rev. Stat. 76 -201:
<br />The Southeast Quarter (SE V4) of Section Twenty-Eight (28), Township
<br />Eleven (11) North, Range Twelve (12) West of the 6th P.M., Hall County,
<br />Nebraska, excepting a tract containing 10.435 acres, more or less, conveyed
<br />by Warranty deed recorded June 23, 1976 as Document #76- 003368, in
<br />which Warranty Deed a 12 -foot wide road easement is excepted and reserved
<br />by Grantor, which easement is recorded May 21, 1976 as Document #76-
<br />002697, all in the office of the Register of Deeds of Hall County, Nebraska,
<br />subject to easements and restrictions of record.
<br />GRANTOR has determined that the GRANTEES are the persons entitled to
<br />distribution of the real estate from said Estate. GRANTOR covenants with GRANTEES
<br />that GRANTOR has legal power and lawful authority to convey and release the same.
