<br />LINDA C. HOWARD, a single person, Grantor, whether one or more, in consideration of One
<br />Dollar and other valuable consideration, receipt of which is hereby acknowledged, conveys to
<br />MITCHELL D. WAGNER and STEPHANIE R. WAGNER, husband and wife, Grantee, as joint
<br />tenants and not as tenants in common, the following described real estate (as defined in Neb.

<br />Seventeen (17), Township Nine (9) North, Range Ten (10),
<br />West of the 6th P.M., Hall County, Nebraska, more
<br />particularly described as follows: Beginning at a point
<br />on Weft line of said Section Seventeen (17) said point
<br />being 1,790.77 feet North of the Southwest corner of said
<br />Section Seventeen (17); thence Northerly along West line
<br />of said Section Seventeen (17) a distance of 933.38 feet;
<br />thence deflecting right 90 degrees and running Easterly
<br />a distance of 933.38 feet; thence deflecting right 90
<br />degrees and running Southerly a distance of 933.38 feet;
<br />thence deflecting right 90 degrees and running a Westerly
<br />distance of 933.38 feet to place of beginning and
<br />containing Twenty (20) acres more or less,
<br />Grantor covenants (jointly and severally, if more than one) with the Grantees that Grantor:
<br />(1) is lawfully seised of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record.
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
<br />persons.
