<br />This Deed is made Shelly M. Casares, Successor Trustee, under the Trust Deed described above, in favor of
<br />Anastacio Jacobo, 1214 N. Howard Ave., Grand Island, NE 68803, as Grantee.
<br />WHEREAS, Shelly M. Casares, is the Successor Trustee under a Trust Deed dated August 27, 2012,
<br />executed by Ronald E. Reimers and Stella M. Reimers, as Trustor(s), in which Mortgage Electronic Registration
<br />Systems, Inc., as Beneficiary, as nominee for Genworth Financial Home Equity Access, Inc., its successors and
<br />assigns was named as the Beneficiary, and Placer Title Company as Trustee. The Trust Deed was filed for record on
<br />September 10, 2012, as Instrument No. 201207511, in the office of the Register of Deeds for Hall County, State of
<br />Nebraska; and
<br />WHEREAS, a breach and default occurred under the terms of the Note and Trust Deed in the particulars set
<br />forth in the Notice of Default in this matter, and Wilmington Savings Fund Society, FSB, not in its individual
<br />capacity but solely as trustee of Southside NSP 2018-1 Trust, the current Beneficiary, elected to declare the entire
<br />unpaid principal balance, together with interest thereon at once immediately due and payable; and
<br />WHEREAS, Shelly M. Casares was duly appointed by the Beneficiary as Successor Trustee by a
<br />Substitution of Trustee recorded on August 4, 2022, as Instrument No. 202205782 in the office of the Register of
<br />Deeds for Hall County, State of Nebraska; and
<br />WHEREAS, Shelly M. Casares, as Successor Trustee under the Trust Deed, executed and recorded a Notice
<br />of Default as required by § 76-1006, which was recorded on August 10, 2022, as Instrument No. 202205892, and
<br />that no later than ten days after the Notice of Default was filed for record, the Trustee mailed, by certified mail, a
<br />copy of the Notice of Default to all parties entitled to notice, pursuant to said Trust Deed and in compliance with §
<br />76-1008 R.R.S. Nebraska; and
<br />WHEREAS, that the Trustor failed to cure the default referenced in the Notice of Default within one month
<br />after filing of the Notice of Default; and
<br />WHEREAS, the Successor Trustee, pursuant to the Notice of Default, and in accordance with the Trust
<br />Deed, did execute her Notice of Trustee's Sale stating that as Successor Trustee, she would sell at public auction to
<br />the highest bidder for cash, in lawful money of the United States of America, the property described, and fixing the
<br />time and place of sale as November 9, 2022, at 10:00 AM of said day, at the lower lobby of the Hall County
<br />Courthouse, 1st & Locust Street, Grand Island; and
