202300159 <br />1) Alterations. No Unit Owner shall make any structural addition, alteration or <br />improvement in or to a Unit, or the Limited Common Elements pertaining <br />thereto, without the prior written consent thereto of the Board of Directors. <br />The Board of Directors shall have the obligation to answer any written request <br />by a Unit Owner for approval of a proposed structural addition, alteration or <br />improvement in such Owner's Unit within thirty (30) days after such request, <br />and failure to do so within the stipulated time shall constitute a consent by the <br />Board of Directors to the proposed addition, alteration or improvement. <br />2) Single Family Use. All Units shall be utilized only for single family, <br />residential housing, and no business may be conducted out of any unit which <br />brings clients of customers to a Unit. No noxious or offensive trades, <br />services, or activities shall be conducted within the Condominium or within <br />any of the Units, nor shall anything be done thereon which may become an <br />annoyance or nuisance to the Unit Owners of other Units within the <br />Condominium. <br />3) Temporary, Modular and Storage Structures. Without approval from the <br />Board of Directors: (i) no temporary structures, including but not limited to, <br />trailers, mobile homes, converted trailers, or accessory buildings, shall be used <br />on any Unit or Common Elements, and (ii) no modular constructed structures <br />are allowed. No detached garages are allowed. <br />4) Additional Prohibitions. Without approval from the Board of Directors, no <br />window air conditioners, display or storage racks or fences are allowed. <br />5) Antennas and Satellite Dishes. Antennas are allowed if the Board of Directors <br />determines they are not unsightly and approves the same. Satellite dishes are <br />allowed, provided that the location and size thereof is approved by the Board <br />of Directors and the satellite dish is mounted on the roof, out of sight from the <br />street. <br />6) Storage of Vehicles. The owner of a Unit may store a motor vehicle in . <br />7) Maintenance of Units and Improvements. Each Unit Owner shall keep or <br />cause to be kept its Unit in good repair. Rubbish, refuse, garbage, and other <br />solid, semi-solid, and liquid waste shall be kept within sealed containers, shall <br />not be allowed to accumulate on any Unit, and shall be disposed of in a <br />sanitary manner. All containers shall be kept in a neat, clean, and sanitary <br />condition. No trash, litter or junk shall be permitted to remain exposed upon <br />any Unit or visible from adjacent streets or other Units. Burning of trash on a <br />Unit shall be prohibited. No lumber or other building materials shall be stored <br />or permitted to remain on any Unit unless screened from view from other <br />Units and except for reasonable storage during construction. <br />8) Animals. No animals of any kind, except domestic cats, domestic dogs under <br />thirty (30) pounds, or licensed service animals, shall be allowed on the <br />Common Elements or in any Unit at any time. A list of any domestic animals <br />owned by a Unit Owner shall be provided to the Association. <br />9) Nuisance. Nothing shall be done or permitted on any Unit which is or may <br />become a nuisance. No obnoxious or offensive activities shall be conducted on <br />any Unit. <br />10) Damage or Destruction of Improvements. If any Unit or structure constructed <br />on a Unit is damaged, either in whole or in part, by fire or other casualty, said <br />11 <br />
