202300037 <br />enter upon, take possession of, and manage the Property and to collect the rents of the Property, <br />including those past due. Any rents collected by Lender or the receiver shall be applied first to <br />payment of the costs of management of the Property and collection of rents, including but not <br />limited to receiver's fees, premiums on receiver's bonds, and reasonable attorney fees, and then <br />to the sums secured by this Deed of Trust. <br />17. Upon payment of all sums as herein provided, Lender shall direct Trustee to <br />reconvey the Property and shall surrender this Deed of Trust and the Debt secured hereby. <br />Trustee shall reconvey the Property without warranty and without charge to the persons legally <br />entitled to it. <br />18. Lender, at its option, may from time to time remove Trustee and appoint a <br />successor Trustee by an instrument recorded in the county in which this Deed of Trust is <br />recorded. Without conveyance of the property, the successor Trustee shall succeed to all the <br />title, power, and duties conferred upon Trustee herein and by Nebraska Law. <br />19. Upon request of Borrower, Lender may, at its option, make additional and future <br />advances and re -advances to Borrower. Such advances and re -advances, with interest thereon, <br />shall be secured by this Deed of Trust. At no time shall the principal amount of the indebtedness <br />secured by this Deed of Trust, not including sums advanced to protect the security of this Deed <br />of Trust, exceed the original principal amount stated herein. <br />20.
