<br />RANDY L. EVANS and CYNTHIA S. EVANS, husband and wife, GRANTORS, for

<br />Fractional Lots Three (3) and Four (4), in Block Nineteen (19), in Kernohan and
<br />Decker's Addition to the City of Grand Island, Hall County, Nebraska, and Fractional Lot
<br />Three (3) and Fractional Lot Four (4), in Block Seven (7), Spaulding and Gregg's
<br />Addition to the City of Grand Island, Hall County, Nebraska, and Fractional Lots Three
<br />(3) and Four (4), Block Nineteen (19), in Palmer's Subdivision to the City of Grand
<br />Island, Hall County, Nebraska, Excepting a tract as shown in Return of Appraisers filed
<br />as Document No. 200702645,
<br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEE that
<br />GRANTORS:
<br />(1) are lawfully seized of such real estate and that it is free from encumbrances;
<br />except easements, reservations, covenants and restrictions of record;
<br />(2) have legal power and lawful authority to convey the same; and
<br />(3) warrant and will defend title to the real estate against the lawful claims of all
<br />persons.
