Quisenberry, <br />Deceased, GRANTOR, conveys and releases to Janet R. Carr, GRANTEE, the following <br />described real estate (as defined in Neb. Rev. Stat. 76-201): <br />An undivided one-half interest in the Northeast Quarter (NE1/4) of Section Three <br />(3), Township Ten (10) North, Range Eleven (11), West of the 6th P.M., in Hall <br />County, Nebraska, excepting therefrom a tract of land more particularly described <br />as follows: Beginning at the southeast corner of said Northeast Quarter (NE1/4); <br />thence running westerly along the south line of said Northeast Quarter (NE1/4), on <br />an Assumed Bearing of N89°21'23"W, a distance of Two Hundred Eighteen <br />(218.00) feet; thence running N00°41'58'W, a distance of Three Hundred Eighty <br />(380.00) feet; thence running S89°21'23"E, a distance of Two Hundred Eighteen <br />(218.00) feet, to a point on the east line of said Northeast Quarter (NE1/4); thence <br />running S00°41'58"E, along the east line of said Northeast Quarter (NE1/4), a <br />distance of Three Hundred Eighty (380.00) feet, to the point of beginning. <br />subject to easements, covenants, and restrictions of record. <br />This transfer is subject to a right of first refusal in favor of Gary A. Quisenberry, during his lifetime. <br />This first right of first refusal shall require the Grantees to offer the real estate to Gary A. <br />Quisenberry at the then fair market value, prior to selling to another party. This first right to <br />purchase shall run with the land during Gary A. Quisenberry's lifetime. <br />Grantor has determined that the Grantee is the person entitled to distribution of the real <br />estate from said estate.
