<br />LAND CONTRACT AGREEMENT
<br />THIS CONTRACT made and entered into this WI day of
<br />C;f1/ , 2022, by and between Jeremy T. Lutes, a
<br />single person, hereinafter referred to as SELLER, and Shane
<br />Mulbach, a single person, hereinafter referred to as BUYER.
<br />RECITALS
<br />WHEREAS, the Buyer desires to acquire from Seller, and the
<br />Seller desires to transfer, assign and convey to Buyer, subject
<br />to the terms, provisions and conditions of this Contract, the
<br />premises, together with improvements thereon (hereinafter the
<br />PREMISES), located at 1617 N. Elm, Grand Island, County of Hall,
<br />State of Nebraska, legally described as follows:
<br />The Central Forty-four (44) feet of Lots Four (4) and Five
<br />(5), Block Nineteen (19), Schimmer's Addition to the City
<br />of Grand Island, Hall County, Nebraska.
<br />together with all hereditaments and appurtenances thereon
<br />belonging or in any way appertaining, including, but not limited
<br />to, awnings, window shades, blinds, curtain rods, lighting
<br />fixtures, plumbing fixtures, hot water tanks, heating and air
<br />conditioning equipment, carpeting, and all other built-in
<br />fixtures and furnishings which are located on the PREMISES.
<br />NOW, IN CONSIDERATION OF THE COVENANTS CONTAINED HEREIN,
<br />and other valuable consideration, it is agreed by and between
<br />the parties as follows:
<br />1. Sale of Real Estate. That on the terms and conditions
<br />stated within this Contract, the Seller agrees to sell, assign,
<br />transfer and convey and the Buyer agrees to purchase and accept,
<br />the Premises.
<br />2. Purchase Price. Upon and subject to the terms and
<br />conditions set forth in this Contract, the Seller agrees to sell
<br />and the Buyer agrees to purchase, on the closing date of this
<br />Contract, free and clear of all liens, pledges and encumbrances
<br />of every kind, character and description whatsoever, the
