202208219 <br />LEASE AGREEMENT FOR OUTDOOR ADVERTISING <br />This Lease Agreement for Outdoor Advertising is made on this ,CDday of <br />r pct rC , 200 -5 , by and between m F N Tr r 'nes LC , a <br />L i n-ALab( I-11--1 , whose address is50? arse an <br />bland Ts.10 'kJ , Nebraska, (vi�O , ("LESSOR") and USA <br />OUTDOORS, L.L.C., a Nebraska Limited Liability Company, whose address is 2605 <br />2nd Avenue, Suite A, Kearney, NE 68847 ("LESSEE"). <br />1. Location: In consideration of the rent provided for in this lease, LESSOR <br />leases to LESSEE that pprtion of real estate belonging to LESSOR located in <br />C3trand Is IQ F , HO) 1 County, Nebraska, at the <br />address of Sala 5. n -}tel 0'. <br />Grand Is Iar\d , Nebraska, which is located on the real estate <br />described as follows: <br />M 5c - "rocM Q-10.-10 PT NE'/4NE/4 <br />Provided, if the legal description of the real estate is not available at the time this Lease <br />is signed by LESSOR, then LESSOR agrees to provide the legal description of the real <br />estate to LESSEE within sixty (60) days of the date this Lease is signed by LESSOR. <br />2. Term: The term of this lease shall be for a period of five (5) years from the <br />date this Lease Agreement is made. Provided, that this Lease shall automatically <br />renew for three (3) consecutive five-year terms unless written notice is given4e- by e i.r <br />TESSORWEESSEE-thirty (30) days prior to the date when the term will expire.11..+ t0 <br />other <br />3. Then, the monthly rental payments <br />will be due on the same date for each successive month. If this Lease is renewed, <br />LESSEE will increase the annual rent payment in an amount equal to the increase (if <br />any) in the CPI -U Index occurring during the prior term. <br />3(a). First year's rent was paid to LESSOR upon signing of said Lease <br />Agreement. Said payment of $ 3cCO.00 shall be fully refundable to LESSEE if all <br />permits are not granted/obtai -d b the appropriate entities. The "start date" shall still <br />be in effect as for additional onthl early payments. <br />4. Use of Real Estate: LESSEE shall use the leased property for the <br />construction and maintenance of an outdoor advertising structure. In connection with <br />this use the LESSEE, its employees and agents, shall have the right of reasonable <br />access to and egress from the real estate where the outdoor advertising structure is <br />located. In connection with this use, LESSEE agrees to keep the real estate in good <br />appearance and shall maintain it at all times in a clean and attractive condition. <br />1 <br />
