<br />GRANTEE, its successors and assigns.
<br />This conveyance is made pursuant to the powers conferred upon
<br />the TRUSTEE by a certain Deed of Trust dated September 27, 1996,
<br />and executed by MONTE NIEMOTH, A Single Person, and TAMMY JEPSEN,
<br />A Single Person, as TRUSTOR. The Deed of Trust was recorded on
<br />September 27, 1996, as Document No. 96- 107602 of the records of the
<br />Hall County Register of Deeds. The consideration paid by the
<br />GRANTEE for this Deed was FIFTY THOUSAND ONE DOLLAR ($50,001.00).
<br />Default has occurred under the terms of said Deed of Trust and
<br />the obligations secured thereby, as more particularly set forth in
<br />the Notice of Dpfai!l t recorded T11ne 4r-.

<br />On June 26, 2001, a copy of the Notice of Default, together
<br />with the recording data thereon, was mailed to the TRUSTOR by
<br />certified mail, return receipt requested.
<br />After the lapse of not less than one (1) month, COLUMBUS
<br />FEDERAL SAVINGS BANK as BENEFICIARY and TRUSTEE caused a Notice of
<br />Trustee's Sale to be published as required by law in The Grand
<br />Island Independent, a newspaper having general circulation in Hall
<br />County, Nebraska. The publication was run once a week for five (5)
<br />consecutive weeks with the last publication occurring on August 24,
<br />2001.
<br />On August 1, 2001, a copy of the published Notice of Trustee's
<br />Sale was mailed to the TRUSTOR as required by law.
<br />All applicable statutory provisions of the Statutes of the
<br />State of Nebraska and all provisions of the above - described Deed of
<br />Trust have been fully complied with as to the acts to be performed
<br />and notices to be given.
<br />The above-- aescribea eal property was sold at. public auction
<br />at the time and place of sale as set forth in the Notice of Sale
<br />above - described to the GRANTEE, it being the highest bidder at said
<br />sale, for the sum of FIFTY THOUSAND ONE DOLLAR ($50,001.00).
