200110033 <br />4. No sod, earth, sand, gravel or trees shall be removed to the injury of the value of or <br />appearance of any lot, and no unused building material, junk or rubbish shall be left exposed on any lot <br />except during actual building operations. No sign of any kind shall be displayed to public view on any <br />lot except one sign of not more than five square feet advertising the property for sale or rent, or signs <br />used by a builder to advertise the property during the construction and sales period, or, signs used by <br />the developer to advertise the subdivision. <br />5. No worn out or discarded automobiles, machinery, or parts thereof shall be stored on any lot <br />in the addition, and no portion thereof shall be used for automobiles, junk piles or the storage of any <br />kind of junk or waste material. <br />6. Certain easements are established for installation and maintenance of utilities, such <br />easements being clearly marked on the recorded plot of said subdivision. Service lines for individual <br />residences for all public utility services, which are available to a lot from an underground source, shall <br />be kept underground. Exposed aerials of any kind shall not be used. Satellite dishes are allowed, but <br />they are not to exceed 18" in diameter, they must not be visible from the street and they must be <br />attached to the primary structure. No mercury or Sodium Vapor lights are allowed on any lot. Grand <br />Island, Nebraska installed street lighting is exempted from all lighting restrictions. <br />7. Vehicles. No campers, trailers, motor or mobile homes, boats, recreational vehicles or trucks <br />larger than a three - quarter ton (3/4) pickup truck shall be stored on any lot, driveway, or on the street in <br />front of or on the side of any lot. No campers, trailers, motor or mobile homes, boats, recreational <br />vehicles or trucks shall be left parked on the streets overnight. <br />8. Vegetation. The owner of each lot shall keep the vegetation and grass thereon cut to a height <br />less than eight inches prior to construction, and shall keep the shrubs, vegetation and grass thereon cut <br />to a reasonable height after construction. There shall be no cottonwood trees planted. <br />9.No fences, side rear or front shall be constructed of barbed wire, woven wire, or creosote <br />treated posts above ground or any unsightly material. On lots adjacent to Indian Head Golf Course, no <br />buildings of any kind shall be constructed nearer than ten (10) feet of the fence separating the golf <br />course from the residential property. There shall be no fence of any kind, including vegetation, higher <br />than forty two inches (42) within thirty feet (30) of the golf course. The purpose of this restriction is to <br />ensure property owners of these lots have a reasonably good view of the golf course. Indian Head will <br />construct and maintain a fence between the golf course and the residential property. Property owners in <br />Indian Head Sixth Subdivision do not have any special golf privileges, and they will not use any <br />vehicles, motorized or otherwise on Indian Head Golf Course property. <br />10. All public sidewalks shall be curb sidewalks; and the acceptance of a deed of conveyance <br />by any purchaser or purchasers of any lot or lots shall be construed as consent thereto. Such curb <br />sidewalks will be constructed when the home is built. <br />2 <br />
