<br />You are hereby notified that Kirk L. Hartmann, a single person, as Trustor, did on or about July 28,
<br />2008, December 11, 2012, and June 27, 2013 make, execute and deliver unto Cornerstone Bank, fka
<br />First State Bank, Shelton, Nebraska, Substitute Trustee, and Cornerstone Bank, Trustee, Deeds of
<br />Trust wherein said Trustor conveyed the following -described real property:
<br />Lot One (1), B & D Subdivision, Hall County, Nebraska
<br />Commonly known as: 11678 W Old Potash Highway, Wood River, NE 68883-9767
<br />as security for repayment of loans which the Trustor obtained from Cornerstone Bank, fka First
<br />State Bank, Shelton, Nebraska, and Cornerstone Bank, Beneficiaries of said Deeds of Trust, which were
<br />recorded in the office of the Register of Deeds of Hall County, Nebraska, on August 4, 2008 as Instrument
<br />No. 200806685 of the Mortgage Records of said County, December 27, 2012 as Instrument No. 201211048
<br />of the Mortgage Records of said County, and July 29, 2013 as Instrument No. 201306079 of the Mortgage
<br />Records of said County, respectively. Cornerstone Bank became Beneficiary of the first -recorded Trust
<br />Deed by reason of merger with First State Bank, Shelton, Nebraska, and was nominated and memorialized
<br />as Trustee by a Substitution of Trustee filed for record in the Hall County Mortgage Records on October
<br />27, 2017 as Instrument No. 201707338.
<br />You are further notified that there has occurred a breach of an obligation of the Trustor for which
<br />the Trust property was conveyed as security, to -wit, that the Trustor has failed to pay the Beneficiary
<br />payments that were contractually due; that the Trustor's inaction has adversely effected Beneficiary's
<br />security and the prospect of payment and that performance or realization of the collateral is significantly
<br />impaired.
<br />You are further notified that the Beneficiary has elected to declare the entire unpaid principal
<br />balance, together with interest thereon, at once due and payable, and the Trustee has elected to sell
<br />or cause to be sold the
<br />real property described in said Deed of Trust to satisfy said obligation.
